Hi, I’m Brett Nichols, and I’m a true Ruidoso local. I’ve lived here for 30 years, and as a realtor for the past 15 years, I’ve come to know this area like the back of my hand. I love to spend my free time snowboarding, mountain biking, paddle boarding, hiking, and exploring all that Ruidoso and the surrounding area has to offer with my friends and family.

I am the guy you see in the official Ruidoso promo vids with millions of combined views. Why? Because I am literally the poster child for Ruidoso! Why do people choose Ruidoso?

People choose Ruidoso for a variety of reasons.

 

Weather & Clean Air-

One of the top reasons is for the weather mild weather. Many people move here from the much warmer climates in Texas. With summer highs only hitting the dry 90s a few days of the year, you can imagine why people flock from their congested cities to escape in the cool mountains of Ruidoso. Where the air is clean and the trails don’t have 50 other jack-wagons in your way… Winters are also fairly mild, with the mountain taking the brunt of the snow latley. The main roads in town  are only covered in snow and impassable for maybe a few days out of the entire winter season if we arre lucky. The plows do a great job also. If you buy a property and you expect to have views, please realize that the views come with a mountain to climb. As long as its not a north facing driveway of shadowed by your house, the snow melts fairly well around here from what I have seen over the past 10+ years. But slope faces and the direction they face are something to consider around here.

 

Cost of Living

While rent may not be cheap, the cost of ownership is still substantially less expensive when compared to other comperable resort communities. Ruidoso is in a very unique place. We are the closest mountain playground for litterally millions of people and we are still being discovered by many! New people coming from California, Tennessee, Minnisota and more. I have met these folks and the stroy of “how the heck did you find Ruidoso” is always a good one. Its surprising, but we don’t really realize how unique Ruidoso is until you travel around a bit… The race track is just one facet of our truly 4 season community.

 

GOLF in Ruidoso

Yes folks, golf in and around Ruidoso is a big thing. With some of the top rated golf courses in the State of New Mexico and having literaly 10 golf courses with in a one hour drive, Ruidoso is a highly saught after golf destination.

Who is buying Ruidoso?

Mainly people from the great State of Texas 🙌 , but you’d be surprised how many others are starting to discover it. Like I mentioned elsewhere on the site, I have seen many people (some of my actual past clients) coming from California, Arizona, Jackson hole Wyoming, Utah, Oregon, Washington, Minnesota, Tennessee, Florida, Oklahoma, New York and more!

 

I will also let you in on ONE little secret… There was just a movie filmed here called The Christmas Classic. In this movie they are calling the town “Ruidoso” and they are not changing the name.. This is a big movie and it’s not the first one. I was in a few shots myself (locals gotta represent! 😜). I was privileged and excited to work with the producers of these films in a few different ways. There will be more films coming. You can bet on it. Here is a link to one of the trailers. Its an action movie called The Best Man and it was filmed 100% at the Inn of the Mountain Gods  where I was the Marketing Manager for over 5 years. What the heck does this have to do with Real Estate? With this attention, and some fundemental changes elsewhere, this town is poised to blow up on a level you can only imagine… Those who are “waiting for the dip” before they buy don’t realize that Ruidoso is on sale right now. For people willing to put in the work that is.

 

Demographic continued, and a rant

The demographic here has been historically older ie. 65+. Things have changed and while many remain the same, we have more young blood than we have ever had historically. That and the fact that the people who are now in their sixties are pretty darn cool now to be honest. This means more things are going on in town! Lots of cool little spots with live music, events, and more! Our town is alive and the offseason is becoming less and less of a thing. I have seen it as a senior member of the HTRM community here. From “room nights” and “heads in beds” in hotels, motels, property management companies, and every air bnb angle you imagine, I have something to say about it.

 

Rant

While the polarizing argument about ‘why people really come here’ lives on, it’s much less about the racetrack and ski area than people think. People say, “if they close the track, Ruidoso will become a ghost town” 🤣  ya sure buddy, maybe 25 years ago you’d have been right, but your dreaming buddy…Same goes for ski area… I was the Marketing Manager there also and I know that place inside and out. If the ski area closed the town would NOT turn into a ghost town. This theory is also antiquated and preposterous. People all want to talk “smack” about the operations of the ski area or why the local shops and restaurants sometimes close early. But they don’t always truly understand the full picture. If they did, they would be using that energy to help with solutions, instead of complaining constantly as if it where their profession to be a paid critic. Yes there are issues. But what kind of results are you getting from your Facebook rants? 🤦‍♂️

 

How much money do I need for downpayment?

NEW PRIMARY

If you are buying a new primary, its less money down than an investment property would be. 5% plus closing costs is a good starting guess for a conventional new primary. I have seen FHA with a 3.5% down. You can also get 0% down if you are eligible for VA or USDA!

 

INVESTMENT

If you are buying investment property its generally 20-25% down

What is Earnest Money?

Earnest money, herein referred to as ‘EM’, is money that the buyer puts down at the beginning when they submit an offer. This is money that the buyer could “live without” if they have to walk away from the deal for any reason not covered (and able to get their EM back) by a few of the main contingencies spelled our in the submitted purchase agreement. i.e. home inspection, property disclosure, CCRs, survey, appraisal, buyer sale contingency, and more. All of these aforementioned items have detailed dates for delivery, objections, and resolution, that must be strictly adhered to in order to protect not only the deal as a whole, but to protect EM also.

Ruidoso, located in southeastern New Mexico, is known for it’s scenic beauty, outdoor recreational opportunities, and rich history. One of the most famous historical figures associated with Ruidoso is Billy the Kid. Born as Henry McCarty in 1859, he was an infamous outlaw and gunfighter who terrorized the American Southwest during the late 19th century. Today, visitors can learn about Billy the Kid at the Lincoln County Heritage Trust Museum in nearby Lincoln.

Another well-known historical figure associated with Ruidoso is Smokey Bear. The beloved character, known for promoting wildfire prevention, was rescued from a fire in the nearby Lincoln National Forest in 1950 and became the face of the national “Only You Can Prevent Forest Fires” campaign. Visitors can learn about Smokey Bear’s history and the history of wildfire prevention at the Smokey Bear Historical Park in Capitan, just a short drive from Ruidoso.

Another point of interest for many visitors to Ruidoso is the nearby Roswell Alien Incident. In 1947, a strange object crashed in the desert near Roswell, leading to claims of a government cover-up of an extraterrestrial event. Today, the International UFO Museum and Research Center in Roswell offers visitors the chance to learn more about the incident and the ongoing debate surrounding it.

Ruidoso is also known for its outdoor recreational opportunities, such as the Ski Apache ski area and the nearby Mescalero Apache Tribe’s Inn of the Mountain Gods resort. Whether you’re a skier, snowboarder, or simply looking for a beautiful place to relax and take in the scenery, Ruidoso has something for everyone.
